  There policies for what is considered the owner's responsibility to repair and the what is the condos is wrong and therefore extremely costly. Example, I put in a brand new air conditioning system and within 6 months I get a call the all the freon is coming out of the system on the roof. My air conditioning tech goes there and finds that it was a common tunnel that all the condos in my line traverse. He took photos and documented that it was the foam insulation that was eroding the copper pipes for all the units that caused the leak and the the management outright told me that it was the individual owners responsibility to take care of this common issue. That is wrong and should not be. It was a very costly repair ($1000) for me since it had to be done on a weekend because I was without air conditioning.
